Terms of Service
 | Maximum 4 guests. Visitors are allowed up to a maximum of 6 occupants at any time. Visitors may not stay overnight. Absolutely no parties. |
 | Self check-in anytime after 3pm. If arriving after 10pm, guests are asked to be as quiet as possible as they arrive. |
 | Guests will be sent a door code which must not be shared at any time. Guests may request early luggage drop and we will accommodate the request if we are able. |
 | There is one parking spot for each booking. No parking on the street. Parking on the street may result in the vehicle being towed. |
 | We do not allow smoking or vaping on the property at any time. |
 | The firepit may be available for use upon request, depending on fire hazard conditions. Fire hazard is usually high May-October. |
 | Guests supply their own fuel and clean the BBQ thoroughly after use. |
 | 10pm-7am Yukon Time to ensure neighbour happiness. |
 | Guest may use the garbage and compost bins in the woodshed if waste baskets fill during their stay. Bear locks must used. We reserve the right to enter the property if repairs and maintenance are necessary and will give at least 2 hours notice. Housekeeping service may be added at an additional cost at the time of booking or by request. |
 | Front and back yard are shared with the hosts. Guests are not permitted to enter any other buildings or neighboring properties. |
 | We do not allow pets. Guests will be asked to leave without refund if they arrive with pets or acquire pets during their stay. |
 | Guests are not permitted to start the wood stove on their own at any time. The host may be contacted for fire lighting services. The wood stove is only available October 1 – April 30. |
 | The HRV must be used when cooking or showering. |
 | Guests of legal drinking age may consume alcohol on the property within reason. Any obnoxious behavior that ensues will not be tolerated and the booker and their guests will be asked to leave without a refund. Any illicit drug use or trafficking on the property will result in the RCMP being called. |
 | As above, obnoxious and offensive behavior will not be tolerated at any time. We reserve the right to end the rental agreement immediately without refund if this occurs. |
 | The hosts may be contacted between 8am and 8pm, and at any time during an emergency or if the utilities are not working. It may take up to 3 hours for the host to answer a message and we will do our best to attend to emergencies immediately. Emergency services may be reached by dialing 911 if an ambulance or RCMP are needed. |
 | Wi-fi is limited and patchy. Guests are asked to keep wi-fi use within reason and resolution low. Wi-fi outages are not considered an emergency. |
 | Check out is at or before 11am. Extensions may be available upon request with at least 24 hours notice. Extensions will not be given after that. Guests deposit waste and compost in the bins in the woodshed and wash your dishes. We do everything else. |
 | 50% of booking total is due upon booking. The remainder is due 1 day before arrival. A $200 security deposit will be applied to the booker's credit card on the day of arrival and will be refunded within 48 hours after departure. Funds will be withheld to compensate for any damages that occur, other than regular wear and tear, during the booker's stay and for missing items.
A 100% refund will be issued for cancellations made more than 14 days in advance. A 50% refund will be issued for cancellations made more than 7 days in advance. A $25 change fee will be applied for any alterations made to the booking, other than booking extensions, which may be made through the website at any time if there is availability. |
